Signed the closing paperwork today. Feels good, man.

A pile of money in my bank account is far easier to deal with than tenants.

I hope your place gets under contract quick, Brian. Good luck!

Congrats, Johnnie!

And, Brian, have you ever heard this song? It's about pulling up stakes and moving to Mexico. This is Joe Ely's version of the song, written by Guy Clark.

The really good part right now is that I don't need to.

I'll be in Korea, living in the dorms, in 17 days. I'll be there for a year. All the money earned in the transaction will sit in savings. Simultaneously, I'll be saving money in Korea and when I get back I'll have a real nice down payment. In the meantime, my wife will already be at my follow on location (Tucson) and has an apartment.

I'm in an incredibly envious position right now given circumstances in America and around the world.

This is all I'm concerned about. What's the point in even going to Vegas now?

Damn, Rams Fanny is getting completely murdered in here. RF, I'm still reaching out to you if I'm out there next June for work.

Unrelated to that, but back on thread: I had 36 bags of leaves and pine needles get picked up yesterday.

I've never met him either (and I think I didn't reach out to him when I was last out there in '16, either), but it's on the to-do list for the next trip.

Now, to figure out when to go to Mexico to watch "The Room" with Brian...

I expected "better drugs" would be a good stepping-off point.

Definitely missing having a yard backing onto woods and just blowing the leaves into the woods. When I finish tomorrow, I'm sure I'll have at least 20 bags, and my neighborhood doesn't get picked up for another 3 weeks. My shed is already stacked with leaf bags, and the leaves have barely started falling yet.

There were 11 bags on the front porch and over 20 in the garage. My wife will get to resume parking in the garage after the socially-distanced birthday party wraps up in the garage tomorrow.

I feel lucky to live in a town that allows you to drag your leaves out to street for pick up, no bagging required. Tarps are our friends!

That is the world's greatest invention. Wife's mother has that and just blowing them into the curb saves hours.

Ended the weekend with 24 showings and 4 offers. Might have another one trickle in tonight (we told everyone we would evaluate offers on Monday.)

Someone came in $15,000 over asking price though with a contingency on their house selling (it's a few days into escrow). So we're going to roll the dice with that one. The offer was so high they are going to cover the difference if it doesn't appraise for $375K.

1. That’s fantastic.
2. You clearly should’ve asked $30K more.

Very cool, Brian. That's the reward for choosing wisely when you bought the house to begin with.

As for leaves, I'm very glad that my yard is mostly wooded, so I can just blow that shit into the woods

I get the extra slap in the face of living a block away from the border, and the neighboring town allows you to pile the leaves in the street for pickup. So I get to drive around leaf mounds and have to bag. I condense the crap out of bags to pack in as much as possible to. I was driving my son nuts because he doesn't weigh enough to push down the leaves. I'm over 30 bags and my shed is packed like a Tetris board. Still two more weeks until they pick up bags on my street, and I haven't touched the leaves in the mulched sections or side of my house yet. Gotta be another 10-15 bags there.

I am a strong proponent of the strategy of mulching leaves multiple times before finally bagging them when the trees are bare

My military friend who just moved to Las Vegas from Japan put an offer on your house, Brian.

You didn't pick her offer because obviously you hate the troops.

Oh, fuck - no way! Hell, if I had known that last night I would have at least given her a chance to counter. Was it the offer that was a VA loan, I'm guessing? (we only had one that was VA). She might not want to hear this, but if the people that offered $15K more than asking didn't get involved we would have gone with hers. If she doesn't find anything in the next week or two and this deal gets fucked up somehow, our realtor will want to get in touch with her.
